Legal zoning plan – development of the Borsdorf oilcloth factory

The site of the former “Zweenfurther Kunstleder und Wachstuchfabrik Alexander Schuhmann” and adjacent green spaces are to be given a new use. The desertification of the area associated with the end of production has caused the development of a wasteland. In order to prevent this progressive development, there is an urgent need for urban planning for the area. The overarching intention is to eliminate the urban development grievances associated with the brownfield site and to demonstrate orderly urban development.

In addition to the revitalisation of the derelict artificial leather factory, the urban development concept provides for road traffic and pedestrian access to the planning area and its pathside networking with the surrounding area as well as the safeguarding of public open spaces.

In the course of the preparation of the development plan, the development of a high-quality place to live and stay is to be ensured. The now intended conversion of the area into a residential quarter provides for the construction of a single-family house area in combination with multi-storey apartment buildings in the new building, as well as the renovation of the listed existing buildings, also in the sense of residential use. In addition to the upgrading of the existing building stock, the existing green areas are also to be secured in the course of the land-use plan procedure.

To implement the goal, a planning procedure will be carried out in order to comprehensively and conclusively determine the needs of the population, the interests of monument protection and the landscape, as well as environmental and nature conservation.
